Deposits and Fees

Booking Deposit:
To make a reservation, 50% of total charges, including USVI Hotel Tax is due within 10 days of booking. The balance is due 90 days before prior to the arrival date. If the reservation is made within 90 days of the arrival date the entire amount is due at the time of the reservation.

Protection for accidental damage:
Either a refundable security deposit or property insurance fee is required, and included in total charges. Amount of deposit/fee varies per Villa. If applicable, the damage deposit will be refunded via check or credit card 7-10 days after departure.

Confirmation:
We will process a confirmation after we have received of your signed rental agreement and deposit(s). Your reservation is confirmed after you have a Confirmed Reservation email from Antares Properties and Hospitality.

Additional Fees May Apply:
For discounted reservations or approved shorter stays, an arrival fee of $60 may be included.
For approved shorter stays, less than 7 nights, a variable cleaning fee will apply.
For all bookings, a 3% processing fee will apply.

Cancellation and Refunds** Variable.. Individual Villa Rental Agreements show confirmed cancellation policies.

Cancellation up to 90 days prior to arrival:
15% of your advance deposit will be withheld.
Low season cancellations may be use toward a future stay within 18 months.

Cancellations within 90 days of arrival:
Full deposit will be withheld.
If a rental replacement is secured, we are happy to refund your deposit less 15% of the complete rental fee.
Low season cancellations may be use toward a future stay within 18 months.

Cancellations within 180 days for holiday weeks:
Full deposit will be withheld.
If a rental replacement is secured, we are happy to refund your deposit, less 15% of the complete rental fee.

All Cancellations within 60 days of arrival:
Full rental fee will be withheld.
If a rental replacement is secured, we are happy to refund your rental payment, less 30% of the complete rental fee.

No Shows:
No-shows, late arrivals, a reduction in the number of persons in your group, and early departures after your arrival are non-refundable.

Your Island Host:
We will be in contact with you 10-7 days prior to your arrival to discuss plans for your arrival, car pick up, etc. Your host will work out a location and time that works for you. This is a great opportunity to let us know about special occasions, discuss special requests for set up, enhance your stay with boat excursion, and take advantage of our concierge services.

Arrivals & Departures:
We offer a complimentary greeting for guests arriving on St. John between 8:00am and 6:00pm. This includes greeting at the dock, or prearranged location on island by one of our island hosts, who will accompany you to your rental home. Once at the house, you will be given a tour and orientation. Additional greetings are available for split parties with later arrivals. Please discuss scheduling and possible fees with you host. Please note that due to liability restrictions, hosts are not permitted to carry guests or their luggage in their vehicle.

If you would like to meet your host earlier than 8:00am or later than 9:00 pm on St. John, there may be an additional charge for your greeting.

 

Check in: 4 PM
Early arrivals may be requested 7 days in advance. We will do our best to accommodate, however our team most often requires this time to prepare the home for your stay. If you need to store luggage early on the day of your arrival, please discuss options with your host.

Check-Out: 10 AM
All persons and their respective property should be vacant from the property at this time. If there are guests arriving that day, the maintenance crews and housekeepers may be arriving onsite as early as 9 AM to begin work outside. We will do our best to accommodate late check outs, however must be requested 7 days in advance and must be confirmed the option is available.

Please notify your host 48 hours in advance if you will require assistance with luggage transportation to the ferry for departure; transportation fees vary.
